1 camera singola (14.80 mq) in via Turr 4, Firenze città, proprio ai piedi di San Domenico e Fiesole, non lontano dalla Facoltà di Psicologia, per 1 DONNA NON FUMATRICE, SENZA ANIMALI. No brevi periodi (minimo 5 mesi).
Fitto: 360 € + spese a consumo (vedi sotto N.B.1 e N.B.2).
La classe energetica è la G e l'indice di Prestazione Energetica di Energia Primaria EP è di 190,60 kWh/m2a.
Le camere: è quella nella foto di apertura, ammobiliata (classico = no-Ikea), veramente molto silenziosa, non molto luminosa, parquet, TV LCD 32”.
Da condividere: ingresso, cucina abitabile, balcone, 1 bagno con DOCCIA IN VASCA CON TENDA, lavatrice comprata 2023 e grande finestra.
N.B.: no telefono, no ADSL nell'appartamento.
L'appartamento: porta blindata. Abitata stabilmente da 2 studentesse (23 e 29 anni), e saltuariamente dai proprietari (= docente univ. italiani in pensione, parlano anche l’inglese, lei parla benissimo tedesco). Alle pareti ci sono molti acquerelli, quadri e sculture (stile figurativo metafisico).
Lo stabile: è il penultimo a sinistra nella foto della via; ha un cortile dove gli ospiti possono parcheggiare 1 automobile pagando un sovrapprezzo (n.b.: a Firenze la strada viene lavata 1 volta a settimana), un garage dove si possono parcheggiare le biciclette, e un tetto a solario dove ci si può abbronzare e si può godere di un bel panorama su Firenze e Fiesole (vedi ultime 2 foto).
Trasporti: c'è vicinissimo la fermata del bus 17, molto frequente, che impiega 17 minuti per il centro.
N.B. La camera costa 360€/mese, ma l'elettricità, il gas di cucina e l'acqua fredda vanno pagati a consumo (acconto di 70€/mese).
N.B.2 Nel periodo 'invernale' (1 novembre - 30 aprile), l'ospite è tenuto a pagare un acconto di 40€/mese per il riscaldamento centrale (ogni termosifone ha un contatore) e l'acqua calda condominiale (provvista anch’essa di contatore).
N.B.3: per fissare 1 stanza è necessaria una cauzione per eventuali danni corrispondente a 3 mesi (non potrà essere scalata dal fitto degli ultimi mesi, verrà resa solo alla partenza, dopo la verifica che è tutto a posto) = 1080 €.
N.B.4: il fitto va pagato anticipato, entro il 5 di ogni mese.
N.B.5: l'appartamento va tenuto pulito.
Le persone interessate sono invitate ad inviare via e-mail qualsiasi info. su loro stesse che ritengano interessante, in particolare dove studiano/lavorano, per verificare prima della visita quanto tempo ci vuole per gli spostamenti quotidiani.
Il contesto: è il quartiere S. Gervasio, la parte "alta" di Campo di Marte. Ci si arriva comodi coi bus 17 (ogni 15') e 11(meno frequente). Il quartiere è arioso, provvisto di tutti i negozi (tra cui pescheria e 2 rosticcerie) e servizi (2 banche, PT, farmacia comunale). One room in via Turr, Florence, just beneath Fiesole, not very far from "Facoltà di Psicologia", for a non-smoker FEMALE person (with no pets). Not for short periods (minimum 5 months). Rent: 360 € + bills (see P.S.1 e P.S.2 below). Energetic class is G, index of primary energetic performance is 190,60 kWh/m2a. The room: the one in the opening photo, classic furniture (= no-Ikea), really very silent, not very well-lighted, almost 15 mq large, with parquet and 32” TV Led. For the guests: the entrance, a non-small kitchen balcony, the common bathroom with SHOWER IN TUB WITH CURTAIN, washing machine buyed 2023 and a wide window. Please note that NO telephone and NO Adsl are present in the flat. The flat has an an armoured door. Inhabited in a permanent way by two female student (Italy 23, USA 29 years old), and sometimes by the owners (2 retired univ. prof., both speaking also English, she speaks very good German). The flat exhibits many watercolor, pictures and sculptures on its walls (style: representational, metaphysical). The building: it is the penultimate one on the left side of photo No.1; it has a courtyard where the guests can park 1 car - by paying an extraprice - (note that in Florence streets are washed once each week), a garage - just under the flat - where the guest scan park their bicycle, and a wide roof-solarium where the guest can see panorama of Fiesole (and get tanned). Transports: the flat is very near a stop of bus 17, which is very frequent and needs 17' to take you to the centre.
P.S.1 The room costs 360€/month, but please note that electricity, gas, and cold water must be paid on consumption (down payment of 70 euro/month).
P.S.2 Please note that in the winter period (1 november - 30 april), the guests are expected to add a down payment of 40 euro/month for central heating (the radiators of each room have a counter), and for warm water (which has a counter too).
P.S. 3 Please note that to fix any room it is required a caution of 3 months (it cannot be computed for the rent, it will be given back only at the departure from the flat, after verifying that all is O.K.) = 1080 €.
P.S.4 Rent must be paid - in advance - within 5th of each month.
P.S.5: Flat must be kept clean. The interested person is invited to submit via e-mail any information which she could judge interesting (e.g. where they syudy/work, in order to verify before of the visit how much time it takes for daily journeys.
Context: it is the S. Gervasio neighborhood, the upper part of “Campo di Marte”. You get there conveniently by bus 17 (every 15') and 11(less frequent). The neighborhood is airy, provided with all stores (including fish market and 2 rotisseries) and services (2 banks, PT, municipal pharmacy). At 450 m is the Costoli municipal Olympic swimming pool.
