Cost: 480 € + 85 € bills (average over 1 year)

Precisely: 480 + 60 (down payment for electricity, gas, cold water) + 50 € ONLY IN “WINTER” SEASON (down payment for heating + warm water from central heating)

N.B. IN THE POSSIBLE EXPRESSION OF INTEREST, PLEASE LET US KNOW YOUR AGE, NATIONALITY WHICH RESULTS FROM PASSPORT, FROM WHEN AND UNTIL WHEN YOU NEED THE ROOM, AND THE EXACT PLACE IN FLORENCE WHERE YOU STUDY/WORK (WE WILL COMPUTE THE TIME THAT YOU NEED FROM THE FLAT)

Double room but for 1 person (14.79 square meters) in via Turr 4, Florence, just beneath Fiesole, not very far from "Psicologia" and “Architettura”, for a non-smoker FEMALE person (with no pets). Not for short periods (minimum 5 months and 1 half). Rent: 480 € + bills (see P.S.1 e P.S.2 below). Energetic class is F, index of primary energetic performance is 189,98 kWh/m2a.

The room: classic furniture (= no-Ikea), really very silent, with parquet and TV Lcd with decoder. It has its own lock. Bed linens are not included; the bed comes with a mattress protector only.

For the guests: the entrance, a non-small kitchen (gs stove, electric oven, microwave) with balcony, the common bathroom (washing machine 2023) with SHOWER IN TUB WITH CURTAIN, and a wide window.

Please note that NO telephone and NO Adsl are present in the flat.

The flat has an an armoured door. Inhabited at the moment by a russian architect (24 years old) and by an italian pianist (19 years old), and sometimes by the owners (2 retired italian univ. prof., both speaking English, she speaks very good German). The flat exhibits many watercolor, pictures and sculptures on its walls (style: representational, metaphysical). The building: the door is indicated by an arrow in the photo of the road; it has a courtyard where the guests can park 1 car - by paying an extraprice (note that quarter is ZCS and streets are washed once each week), a garage - just under the flat - where the guest scan park their bicycle, and a wide roof-solarium where the guest can see panorama of Fiesole (and get tanned). Transports: the flat is very near a stop of bus 17, which is very frequent and needs 17' to take you to the centre. Also near is the beginning of the line of bus 11 (less frequent).

P.S.1 The room costs 480€/month, but please note that electricity bill, gas for cooking, and cold water must be paid on consumption (down payment of 60 €/month).

P.S.2 Please note also that in the winter period (1 november - 30 april), the guests are expected to add a down payment of 50 €/month for central heating (the radiators of each room have a counter), and for warm water (which has a counter too).

P.S. 3 Please note that to fix any room it is required a caution of 3 months (it cannot be computed for the rent, it will be given back only at the departure from the flat, after verifying that all is O.K. and after bills of consumptions) = 1440 €.

P.S.4 Rent must be paid - in advance - with credit within the day of the beginning of the monthly period.

P.S.5: Flat must be kept clean. Bathroom and kitchen must be ventilated. Room must be ventilated daily; every 2 months, the owners must be allowed to examine it.

The interested person is invited to submit via e-mail any information which she could judge interesting (e.g. where she studies/works, in order to verify before of the visit how much time it takes for daily journeys.

Context: it is the S. Gervasio neighborhood, the upper part of “Campo di Marte”. The neighborhood is airy, provided with all stores (including fish market and 2 rotisseries) and services (2 banks, PT, municipal pharmacy). At 450 m is the Costoli municipal Olympic swimming pool.
